Rental Properties
Landlords & Property Managers
Are you a landlord or property manager? Make sure you know the rules and the law.
From 1 January 2022, Smoke Alarm legislation in Queensland has changed.
This means that each smoke alarm in residential rental properties must be:

AS3786:2014 compliant photoelectric alarms.

Either 240-volt hardwired or powered by 10 year non removable batteries, depending on what is already in place.

Interconnected so that if one sounds, they all do.

Installed in each bedroom.
-
Installed in hallways connecting bedrooms and the rest of the property; or if there is no hallway, between the bedrooms and other parts of the storey; and if there are no bedrooms on a storey at least one smoke alarm must be installed in the most likely path of travel to exit the dwelling.
It is important to note that if a residential rental property is not compliant by the deadline, it cannot be leased, existing tenancies cannot be renewed and the property cannot be sold.
Renting
Information For Tenants
Your safety matters, so your property manager works with Audem Electrical to ensure your home is fitted with compliant smoke alarms that meet new legislation requirements.
When we book to attend your property, you will receive an email with an entry notice and a reminder SMS. We normally collect keys to attend properties, however please contact us if another time would work better for you.
Once we have attended, we will leave a card that will inform you about the work we have completed. You can scan the QR code on the card to link to troubleshooting information related to your alarms. .
About Our Attendance
All our residential and commercial electricians are police checked and will wear an Audem Electrical uniform. You will be treated with respect and courtesy.
We may also test safety switches, so your appliances may lose power. We also recommend all appliances are removed from the wall sockets before we arrive.
